Buying or selling a home is one of the biggest financial decisions you’ll ever make. Whether you’re a first-time buyer or a seasoned homeowner, one step that should never be skipped is the home inspection. It’s your opportunity to understand the true condition of the property and identify any potential issues before the deal closes.
A standard home inspection is a comprehensive visual examination of the property, inside and out. The inspector’s job is to identify existing or potential problems that could affect safety, livability, or value.
Here’s what’s usually covered:
Roof: The inspector checks for missing shingles, leaks, or signs of wear.
Foundation: Visible cracks, water seepage, or structural shifts are noted.
Siding, soffits, and fascia: Condition, moisture damage, and insulation gaps.

While a standard home inspection covers a lot, some systems require specialized attention. These are separate inspections and require an Additional Buyer's Condition (which is approval in writing from the seller) on a signed Offer to Purchase Agreement.
